Job Title: Senior Repairs Officer
Contract Type: Permanent
Salary: £42,432.69 (£46,737.40 is achieved after 18 months successful performance in the role)
Working Hours: 35 hours per week.
Working Pattern: Monday to Friday 8am - 5pm
Location: Liverpool / Hybrid

The difference you will make as Senior Repairs Officer. 

In this role you will monitor the delivery of the Responsive Repairs and incident response and business recovery, including the management of relevant contracts, ensuring full compliance with all contract requirements meeting our repairs promises to customers. Implement effective business continuity service recovery plans and appropriate communication strategies with customers and colleagues and ensuring we keep customers safe, informed and mange the customer journey and drive improvement with the customer experience.

About you

We are looking for someone who Qualified in one of the following:

  • NEBOSH Fire Certificate/Diploma or Certified in Applied Fire Risk Assessment (previously FRA and Fire Safety Management) or equivalent with ability to meet the proposed Accountable person role competence requirements under the Building Safety Act.

  • NICEIC or similar qualification in electrical or mechanical Page 3 of 3


Ideally in this role you should have an in-depth knowledge of one of the following:

  • Fire Detection and Alarm Systems for Buildings BS 5839 Part 1: Code of Practice for System Design, Installation, Commissioning & Maintenance, or equivalent other fire safety systems & electrical Equipment

  • Fabric of buildings and building pathology and defects rectification.

  • Proven track record of managing and delivering effective responsive repairs contracts to a large and diverse portfolio of mix tenure properties for both domestic and communal heating systems.

  • Effective contract management skills including managing responsive repairs contracts • Clear understanding of risk management and compliance

Role Profile 
Role requires you to:

  • Lead the monitoring progress of responsive Repairs for the following area – o Electrical equipment, fire safety equipment

  • Provide support to lead senior repairs office with peaks in demand and incidents.

  • Ensure contract obligations are fulfilled in line with agreed performance frameworks, and under performance is escalated via agreed routes.

  • Support the Contracts manager in the development, implementation and review of the repair policies, incident response procedures and repair guidance on behalf of the Group, including the provision of training for colleagues, taking into account up to date legislation, amendments to codes of practice, health and safety requirements and industry best practice, proactively adopting new and innovative ideas and solutions to ensure continuous improvement of the service.

  • Support the Contracts Manager in the scoping, specifying, mobilisation and implementation of all relevant responsive repairs Contracts.

  • Effectively monitor and report on repair contracts, implementing the appropriate performance framework for each contract including service level agreements and key performance indicators, supporting performance review meetings and dealing with under-performance including escalation of issues as appropriate.

  • Obtain specialist equipment, fabric condition, life-cycle information on key components to support he development of 30 year investment plans from suppliers and internal colleagues. Undertake repair analysis and predict repair failures, develop just in time replacement programs and work in collaboration with asset strategy and delivery.

  • Ensure the integrity and quality of data retained in relation to relevant contracts, to ensure compliance with procurement protocols and to enable cyclical and ad hoc analysis to be carried out and relevant reporting as required in relation to domestic and communal heating systems.

  • Plan, schedule and oversee the effective and timely completion of responsive repairs and risk mitigation activity on behalf of the Group, to ensure adherence to regulatory, statutory and compliance frameworks, recording and following up outcomes and escalating as appropriate to ensure risk reduction activity and control measures are implemented.

  • Commission work from both internal colleagues and external contractors as appropriate, effectively monitoring and ensuring all work orders are progressed to completion and in line with agreed performance standards, service level agreements and financial limits, escalating issues and risks as appropriate.

  • Support the development and implement appropriate business continuity and emergency response plans in relation to “out of service” equipment and develop appropriate responses and risk mitigation procedures and customer and colleagues’ communications.

  • Manage internal and external stakeholders effectively, including colleagues and third-party suppliers, providing advice, support and training,

  • Contribute to the development and monitoring of relevant budgets, low value payments as required, ensuring expenditure is robustly managed in line with the Group’s financial controls.

  • Maintain accurate responsive repair and system replacement records using appropriate systems, ensuring the integrity and quality of data, to enable regular analysis to be carried out and reporting to be completed as required.

  • Provide clear, supportive and accurate advice to a range of stakeholders, including colleagues, to ensure awareness of safety standards and compliance across the Group.

  • Lead the operational use of the Open Housing system for both domestic and communal heating system including development of integrated solution with supply chain for order management, payment and invoicing.

  • Support Customer Resolution team with all and the investigation of all incidents, complaints, and delayed repairs and develop and introduce effective action plans to improve service delivery and incident prevention, including provision of reports to management team working in collaboration with contracts manager.

  • Ensure internal business processes are followed in line with the Group’s policy, procedures and statutory requirements.

  • Contribute to the continuous improvement of processes and procedures.

  • Respond flexibly to any necessary changes in work priorities and undertake other duties when required to support the effective operation of the service.

Person specification Knowledge

Skills and Experience Essential
